Edgewater
Edgewater is a mile and a half of waterfront under the Palisades, and it has the fastest commute to Manhattan of any town in Bergen County. The NY Waterway ferry crosses to Midtown in about ten minutes on the water.

What you are buying
Almost entirely condominium and townhouse — the borough redeveloped its industrial waterfront through the 1990s and 2000s. Buildings range from mid-rise complexes with pools and gyms to newer luxury towers. There is a small amount of single-family stock on the hill, but the market here is effectively an apartment market.
Getting to Manhattan
Ferry from Edgewater Landing or Port Imperial to Midtown or Wall Street, roughly twenty-five minutes door to desk. The 158 bus runs to Port Authority. River Road is the only through street and it backs up badly, so the ferry is not merely an amenity — it is the reason to be here.
Schools
Edgewater runs a single K-6 school, then sends students to Leonia High School under a send-receive agreement. Buyers with school-age children should look closely at this arrangement before committing.
Where people actually go
Veterans Field sits on the water with an unobstructed Manhattan skyline behind it. Mitsuwa Marketplace is the largest Japanese food hall in the eastern United States. The Hudson River Waterfront Walkway runs the length of the borough.

Commuters who value minutes above all else, and buyers who want apartment living with a skyline view at a fraction of the price across the river.
