Franklin Lakes
Franklin Lakes zones most of its residential land at one to two acres, which produces a town of nine and a half thousand people spread across nine square miles of Ramapo foothills. There is no downtown, no station, and that is entirely the point.

What you are buying
Large-lot single-family homes, weighted toward 1980s-2000s construction, with older lake-community properties around Franklin Lake and Crystal Lake. The upper end runs to substantial custom builds; the entry point is typically a 1960s split on a full acre.
Getting to Manhattan
No rail service inside the borough. Residents drive ten to fifteen minutes to Ramsey Route 17 or Wyckoff for the Main Line, or take the Route 208 to 80 to the bridge. Budget seventy minutes to midtown on a good morning.
Schools
Franklin Lakes runs its own K-8 district, then sends students to Ramapo High School as part of the Ramapo Indian Hills Regional district — shared with Oakland and Wyckoff.
Where people actually go
The Indian Trail Club and High Mountain Golf Club sit inside the borough. The Ramapo Mountain State Forest and Ramapo Valley County Reservation are minutes away. Retail happens on Franklin Avenue or, more often, in Wyckoff and Ridgewood.

Buyers who want acreage and quiet within an hour of the city, and who are comfortable structuring life around a car.
